Vancouver is one of Canada's most architecturally progressive cities — and increasingly, commercial tenants and developers here are specifying smart glass as both a functional and branding statement. What was a novelty five years ago is rapidly becoming a standard specification in premium office fit-outs, medical facilities, and hospitality projects.
What Is Smart Glass?
Smart glass (also called switchable glass or dynamic glass) refers to glazing that changes its light transmission properties in response to an electrical signal, heat, or light. The most commercially relevant types are:
Electrochromic Glass
Tints gradually when voltage is applied — similar to how transition lenses work, but electrically controlled. Common in high-end office curtain walls where occupants can modulate glare and solar heat gain without blinds. Major brands include Sage Glass and View Dynamic Glass.
PDLC (Polymer Dispersed Liquid Crystal)
The most common type in commercial interiors. Clear when voltage is on, instantly frosted when off. Used extensively for privacy glass in boardrooms, medical consultation rooms, and executive suites. Can be retrofit as an applied film or specified as a laminated unit.
SPD (Suspended Particle Device)
Similar to electrochromic but transitions faster. Less common in standard commercial projects but used in automotive and specialty applications.
Where It Makes Sense in Vancouver Commercial Projects
Office Boardrooms and Collaboration Spaces
The most common application. A glass-walled boardroom that's open and transparent during the day can switch to instant privacy for sensitive meetings — without blinds that gather dust, break, or look dated. Multiple major Vancouver law firms, tech companies, and financial services offices have specified PDLC glass in recent fit-outs.
Medical and Healthcare Facilities
Privacy glass in examination rooms and consultation areas allows natural light to pass through while providing on-demand patient privacy. Eliminates the infection-control concerns of fabric curtains. Increasingly specified in new dental offices and clinics across the Lower Mainland.
Hospitality and Hotel Projects
Bathroom partitions and bedroom divider walls in upscale hotels. The "wow factor" of a wall that transitions from clear to frosted at the touch of a button is a genuine hospitality differentiator. Several higher-end boutique hotels in Vancouver's downtown core have integrated it in recent renovations.
Cost reality check: PDLC switchable glass typically costs $150–$350 per square foot installed — 5–10x the cost of standard glass. It's a premium specification for projects where the performance or aesthetic return justifies the investment.
Film vs. Laminated Unit
PDLC is available as an applied film (retrofit onto existing glass) or as a factory-laminated unit (glass supplied with the PDLC interlayer already embedded). Applied films are significantly less expensive and can be applied to existing glass, but laminated units are more durable, more uniform in appearance, and carry manufacturer warranties. For new construction or major renovations, we recommend laminated units.
Integration with Building Automation
Modern smart glass systems can integrate with building management systems (BMS), allowing scheduled switching, occupancy sensing, or user control via phone app. For large commercial projects, this integration is often a key specification point.
